• <br />• <br />Major site plan and preliminary plat approval conditions: <br />1 That prior to site plan release, the applicant shall obtain: <br />a. Approval from Traffic Engineering for the design of all off-site improvements; <br />b. Approval of a developer's agreement for paving 90th Avenue, <br />c. Partial release of the Murphy Act easement, <br />d. Staff approval of final building elevations that satisfy all SR60 corridor requirements, and <br />e. Environmental Planning approval of the upland mitigation, wetland mitigation, and tree <br />mitigation plans. <br />2. That prior to the issuance of a Certificate of Occupancy, the applicant shall: <br />a. Provide driveway stub outs to the adjacent properties as depicted on the approved plan, <br />b. Complete all required buffers as depicted on the approved plan, <br />c. Construct all required sidewalks, <br />d. Complete all off-site traffic improvements as specified in section 8 of this report, and <br />e. Grant the required conservation easements and a construction easement for the driveway <br />interconnections. <br />3. Prior to issuance of a Certificate of Occupancy or as established in the developer's agreement, 90th <br />Avenue shall be paved to 22nd Street. <br />4.
