(b) Required setbacks from natural waterbodies. All <br />residential properties which abut the intracoastal <br />waterway, Indian River or othernatural water bodies <br />shall provide for a minimum rear yard setback of fifty <br />(50 ) feet for unplatted parcels and twenty-five ( 25 ) feet <br />for existing platted lots, between all structures and the <br />waterbody. In no case, however, with reference to <br />existing parcels or lots of record, shall the buffer <br />exceed twenty (20) percent of the parcel or lot depth <br />perpendicular to the applicable waterway. Additional <br />setbacks may apply to properties adjacent to the St. <br />Sebastian River and Indian River Lagoon Aquatic., Preserve <br />as set forth in Chapter 929, Upland Habitat Protection. <br />(c) S.R. 60 front building setback requirement. All <br />developments adjacent to S.R. 60 right-of-way shall have <br />a minimum front setback of seventy-five (75) feet from <br />the S.R. 60 right-of-way. This 75' setback shall not <br />apply to individual lots of record lawfully created prior <br />to October 9, 1992 having a depth of 150' or less as <br />measured from the S.R. 60 road right-of-way. <br />,(d) Interstate 95 buffer requirement.
