20. Recording: Neither this Agreement nor any memorandum or other summary of this Agreement shall be <br />placed on public record under any circumstances except with the prior written consent of Seller, which <br />consent may be withheld or conditioned in Seller's sole, absolute, and subjective discretion. <br />21. Flood Zone: The federal and state governments have designated certain areas as "flood areas." This means <br />that they are more likely to have floods than other areas. Buyer waives any right he or she may have to <br />cancel this Agreement if the property is located in a flood area. <br />22. Sufficient Assets: Buyer represents that as of the signing of this Agreement, Buyer has all necessary cash <br />assets to complete the transaction contemplated in this Agreement (together with the mortgage referred to <br />in Paragraph 5(c)). ShouldBuyer not have sufficient cash assets at the time of Closing, Buyer will be in <br />breach of the Agreement and Seller shall be entitled to any remedies as provided by law. Buyer further <br />represents that the purchase of this Property is NOT contingent upon the sale of any other real estate or <br />personalproperty. <br />23. Governing Law: This Agreement shall be construed and enforced in accordance with the laws of the State . <br />of Florida, and the exclusive venue for resolution of all disputes shall lie in the circuit court in and for the <br />county where the Property is located. <br />24. Municipal Certificates: Prior to Closing, solely at Buyer's cost and expense, Buyer shall obtain any and <br />C smoke detector, carbon monoxide detector, and fire extinguisher certificates, certificates of occupancy, <br />and any other certificates that may be required for the Closing of this Property, <br />25. Notification of Radon Gas for Properties in Florida: In compliance with the requirements of Florida <br />Statute 404.056 (5) the following information on radon gas is provided to Buyer: <br />Radon Gas: Radon gas is a naturally occurring radioactive gas that, when it has accumulated in a <br />building in sufficient quantities, may present health risks to persons who are exposed to it over <br />time. Levels of radon that exceed federal and state guidelines have been found in buildings in <br />Florida. Additional information regarding radon and radon testing may be obtained from your <br />county health department. <br />26. Mold, Mold is naturally occurring and may cause health risks or damage to property. If Buyer is <br />concerned or desires additional information regarding mold, Buyer should contact an appropriate <br />professional. <br />27, Energy Brochure: Buyer acknowledges receipt of Florida Energy -Efficiency Rating <br />Information Brochure required by Section 553.996, F.S. <br />28 Lead -Based Paint: If Property includes pre -1978 residential housing, a lead-based paint <br />disclosure is mandatory. <br />29. HOMEOWNERS' ASSOCIATION/COMMUNITY DISCLOSURE: BUYER SHOULD <br />NOT EXECUTE THIS AGREEMENT UNTIL BUYER HAS RECEIVED AND READ THE <br />ROME OWNERS' ASSOCIATION/COMMUNITY DISCLOSURE, IF APPLICABLE. <br />30, PROPERTY TAX DISCLOSURE SUMMARY: BUYER SHOULD NOT RELY ON THE <br />SELLER'S CURRENT PROPERTY TAXES AS THE AMOUNT OF PROPERTY TAXES <br />THAT THE BUYER.
