Reatin , Al <br />THRU: Sasan RohanP', <br />Chief, LongPlanning <br />FROM: John WachteStaff Planng-Range Planning <br />DATE: November 9, 1992 <br />RE: Trevor Smith and others Request to Amend the <br />Comprehensive Plan and to Redesignate Approximately 1.86 <br />acres from L-2 to C/I, and to Rezone from RS -6 to CL <br />(LURA 92-07-0160) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of November 17, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a request to amend the Comprehensive Plan and rezone <br />approximately 1.86 acres. The subject property is located on the <br />west side of Old Dixie Highway between 8th Street and 9th Street. <br />It consists of six parcels, each separately owned. The owners are <br />Trevor Smith, Phyllis Smith, Robert W. Wood, Beth Wood, Michael <br />Jaholkowski, Ruby L. Albritton, and Susan L. Thomas. <br />The request includes changing the land use designation from L-2, <br />Low -Density Residential (up to 6 units/acre) to C/I, <br />Commercial/ Industrial Node, and rezoning the property from RS -6, <br />Single -Family Residential District (up to 6 units/acre) to CL, <br />Limited Commercial District. The purpose of this request is to <br />secure the necessary land use designation and zoning to develop the <br />property with commercial uses. <br />As with all proposed amendments to the county's comprehensive plan, <br />the Board of County Commissioners is now to decide whether or not <br />the subject request is to be transmitted to the state Department of <br />Community Affairs for their review. If transmittal is denied, the <br />related rezoning request must be denied, since the property's <br />zoning must be consistent with its land use designation. If, <br />however, transmittal is approved, then action on the rezoning must <br />be delayed until final adoption 'of the comprehensive plan <br />amendment. <br />In January 1991s, Trevor Smith, the owner of the northern -most <br />parcel of the subject Property, applied to have his parcel's land <br />use designation changed to C/I.
