Risonl- <br />Senior Planner, Current Development <br />DATE: December 15, 1992 <br />SUBJECT: Lodar, Inc.'s Request for Extension of the Indian River <br />Country Club Planned Development Conceptual Plan and <br />Special Exception Use Approval <br />PD -91-01-002 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 22, 1992. <br />DESCRIPTION AND CONDITIONS: <br />On December 17, 1991, the Board of County Commissioners granted <br />Lodar, Inc.'s request for conceptual planned development (PD) plan <br />and special exception use approval for the Indian River Country <br />Club. The Indian River Country Club is a proposed golf course and <br />300 residential unit development of 233 acres of undeveloped, <br />unplatted land lying within the Vero Beach Highlands Subdivision. <br />The overall proposed density for the project is .1.29 units per <br />acre. <br />Urban Resource Group, on behalf of Lodar, Inc., now requests that <br />the conceptual PD plan and special exception use approval be <br />extended for another year. The original conceptual plan expires <br />December 17, 1992 unless the Board of County Commissioners approves <br />the extension request. The extension request was received prior <br />to the December 17th expiration, and, therefore, the request may be <br />acted upon by the Board of County Commissioners. <br />Lodar, Inc. is requesting extension of the conceptual plan and <br />concurrent special exception use approval for the Indian River <br />Country Club project pursuant to the provisions of Chapter 9150 <br />Planned Development, of the county's Land Development Regulations. <br />Pursuant to the Planned Development regulations, the Board of <br />County Commissioners may grant, or grant with conditions, the <br />requested one (1) year- conceptual plan and concurrent special <br />exception use extension. <br />ANALYSIS: - <br />All county departments have now reviewed the extension request. No <br />department objects to the proposed extension. In staff's opinion, <br />no modification to the conceptual plan is required since the <br />existing, approved plan application would substantially conform to <br />current Land Development Regulations (LDRs). _ <br />8 <br />_ M <br />
