HOLMES AND OTHERS REQUEST TO REZONE <br />APPROXIMATELY 20.88 ACRES FROM CH TO IL (RZON 92-09-0033) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular. <br />meeting of January 5, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 20.88 acres from CH, <br />Heavy Commercial District, to IL, Light Industrial District. <br />Located at the northwest corner of 16th Street and 90th Avenue, <br />the subject property consists of the 16 lots that make up the <br />Interstate Commercial Park. The owners are David 0. Holmes, John <br />Wallace, Guy Mathews, Betsy Mathews, James Moody, Robert Cook, Dan <br />Nelson, and Larry Parks. <br />The purpose of this request is to secure the necessary zoning to <br />develop the property with industrial uses such as light <br />manufacturing. It is the applicants' position that there is more <br />of a need for industrially zoned land than for commercially zoned <br />land. The applicants cite as evidence the fact that the CH zoned <br />subject property is nearly vacant, while the adjacent, IL zoned <br />Pine Tree Industrial Park is 100% occupied. <br />On November 12, 1992, the Planning and Zoning Commission voted 5-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to IL. <br />Existing Land Use Pattern <br />The subject_I=operty is zoned CH,== Heavy Commercial District, and <br />has already been subdivided. The Belvedere Construction Company is <br />located on lot 3., and Coastal Van Lines, Inc. is located on lot 13. <br />All of the other lots are vacant. To the north of the subject <br />property is Pine Tree Industrial Park which is zoned IL, Light <br />Industrial District, and contains various warehouse and <br />manufacturing uses. West of the subject property is I-95. The <br />area to the south of the subject property is zoned RMH-81 Mobile <br />Home Residential District (up to 8 units/acre) and contains the <br />Lakewood Village mobile home park.
