Chandler <br />County Administrator <br />DEP TMENT HEAD CONCURRENCE <br />Robert M. eat g, <br />Community Developmea Director <br />THRU: Sasan Rohani <br />Chief, Long- ge Planning <br />FROM: John Wachtel <br />Staff Plann , Long -Range Planning <br />DATE: November 25, 1992 <br />88 Pvr 4102 <br />RE: VIOLET COLLEY REQUEST TO REZONE APPROXIMATELY 0.85 ACRES <br />FROM IL TO CG (RZON 92-06-0140) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of January 5, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 0.85 acres from IL, Light <br />Industrial District, to CG, General Commercial District. Located <br />at the northwest corner of 45th Street and the Florida East Coast <br />Railroad Tracks, the subject property consists of two adjacent <br />lots, both owned by Violet Colley. The purpose of this request is <br />to secure the necessary zoning to develop the site with retail and <br />multiple -family residential uses. <br />On November 12, 1992, the Planning and Zoning Commission voted 5 to <br />0 to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to CG. <br />Existing Land Use Pattern <br />The subject property is zoned IL, Light Industrial District. One <br />non -conforming single-family home exists on each lot. The home on <br />the eastern lot is vacant, while the home on the western lot is <br />temporarily occupied. The land to the east, north, and west of the <br />subject property is also zoned IL. The Florida East Coast Railroad <br />abuts the subject property on the east, and the Dole Fruit Packers <br />Plant borders the subject property on the north and west. To the <br />south, across 45th Street, is the Hillcrest Subdivision, zoned RM - <br />10, Multiple -Family Residential District (up to 10 units/acre). <br />Directly across 45th Street from the subject property is a non- <br />conforming fruit stand operating on an otherwise vacant lot. West <br />of the fruit stand is a church. <br />Future Land Use Pattern <br />The subject <br />Industrial <br />east, and v <br />property is currently designated C/I, Commercial/ <br />on the future land use map.
