NEW JUDICIAL COMPLEX PROPERTIES - ADDITIONAL PROPERTIES <br />General Services Director Sonny --Dean made the following <br />presentation: <br />DATE: FEBRUARY 2, 1993 <br />TO: HONORABLE BOARD OF COUNTY COMMISSIONERS <br />THRU: JAMES E. "SONNY" DEAN, DIRECTOR <br />DEPARTMENT OF GENERAL SERVICE <br />SUBJECT: NEW JUDICIAL COMPLEX PROPERTIES <br />BACKGROUND: <br />In 1991, the Board of County Commissioners approved a staff <br />recommendation that included the construction of a new courthouse and <br />parking garage which would meet space requirements for our judicial <br />system until the year 2010. To facilitate the construction of this <br />facility would require purchase of Block 45 and all but four lots in <br />Block 44. These remaining four lots would be needed to construct a <br />office building for the State Attorney and Public Defender in 2010. <br />Last year, the Board instructed staff to pursue the purchase of these <br />remaining four lots for future use, provided they could be obtained <br />at a reasonable price. The original appraisals were updated and <br />contact was made with the property owners. <br />James W. and Mary Harsbarger, owners <br />approached but their selling price <br />appraisal. There has been no further <br />ANALYSIS: <br />of Lots 6 and 7, Block 44, were <br />was almost twice that of the <br />progress, to date. <br />Mr. Sidney Banack, owner of Lots 8 and 9, Block 44, indicated he <br />would be interested in selling his property to the County. After <br />almost twelve months of negotiations, Mr. Banack has agreed to sell <br />this property for total cost of $465,520. This price is made up of <br />$350,000 for the.property, which is the appraised value, and $115,520 <br />for relocating in comparable space, and moving of furnishings and <br />equipment. <br />RECOMMENDATIONS: <br />Staff is recommending acquisition of the Banack properties at a <br />purchase price of $465,520 and requests authorization to proceed with <br />the formal closing. Funds will come from the one cent sales tax. <br />County Administrator Jim Chandler further commented that the <br />owner of Lots 6 and 7, Block 44 are adamant in their asking price <br />and staff recommends that we not pursue purchase of those <br />properties in the near future. <br />31 <br />FEB9 1993BOOK 8� Jnr, &�3 <br />
