PEAR 18 1993 <br />ORDINANCE 93-3_ <br />BOOK 89 PAGE 87 <br />SECTION 29: Section 911.04(3)(c)4. is hereby amended to read as <br />follows: <br />4. Required yards for corner lawfully created nonconformin• <br />lots. Corner Lawfully created non-conforminq lots shall be <br />provided a front have required yards on each street frontage; <br />provided, however, that the buildable width of such lot shall <br />not be reduced by front or side yard requirements to less than <br />thirty (30) feet and provided further that no accessory <br />structure on a corner lot shall project into the required <br />front yard on any ® street. In those instances where the <br />thirty-foot minimum applies, the house shall be centered <br />between the lot lines, unless an alternate siting arrangement <br />is approved by the community development director. <br />SECTION 30: Section 904.08(2) is hereby amended to read as <br />follows: <br />(2) Replacement of nonconforming mobile homes. Where mobile home <br />use constitutes a nonconforming use of land, no mobile home <br />may be replaced with another mobile home, except when <br />associated with a legal nonconforming mobile home park, <br />whereby the mobile home is maintained in conformance with the <br />originally approved mobile home park site plan (as may be <br />amended). The setbacks established in Section 911.09(q), <br />including footnotes, are applicable to mobile homes within <br />nonconforming mobile home parks. <br />SECTION 31 (A & B): <br />A. Section 954.05(36) is hereby amended to read as follows: <br />(36) Medical and dental offices and out-patient clinics. <br />General requirement of one (1) space per one hundred and <br />seventy-five (175) square feet of gross floor area. <br />Specific requirements for handicap parking spaces are as <br />follows: <br />a. outpatient units and facilities - 10 percent of the <br />total number of parking spaces serving each such <br />outpatient unit or facility shall be handicap <br />spaces; <br />b. units and facilities that specialize in treatment <br />or services for persons with mobility impairments - <br />20 percent of the total number of parking spaces <br />serving each unit or facility shall be handicap <br />spaces. <br />B. Section 954.07(2) is hereby amended to read as follows: <br />(2) Standards for handicap spaces applicable to site plan project <br />applications. <br />(a) Handicap parking spaces shall be provided in conjunction <br />with site plan applications involving new uses or chan•es <br />in use other than for du•lex-tre units.in non- <br />residential use projects frequented by the public. <br />Coding: Words in type are deletions from existing law. <br />Words underlined are additions. <br />blocked -out <br />16 <br />36 <br />
