McCoy d M <br />Senior Planner, Current Development <br />DATE: March 26, 1993 <br />SUBJECT: Final Plat Approval for Serene Acres Subdivision <br />SD -91-01-012 <br />91070109 <br />It is requested that the data herein presented be given formal <br />consideration by the Board.of County Commissioners at its regular <br />meeting of April 6, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Serene Acres is a proposed 6 lot subdivision of a 2.75 acre parcel <br />of land located at the northwest corner of Roseland Road and North <br />Indian River Drive. The subject property is zoned RS -61 Single <br />Family Residential District (up to 6 units per acre) and has an M- <br />1, Medium Density Residential (up to 8 units per acre) land use <br />designation. The proposed density for the subdivision is 2.2 units <br />per acre. , <br />On January 23, 1992, the Planning and Zoning Commission granted <br />preliminary plat approval for the Serene Acres Subdivision. A land <br />development permit for the project was subsequently issued, and <br />project construction has been completed. The developer, Nocam <br />Ventures, Inc. and Fredrick E. Kengeter, through its agent <br />Masteller & Moler, Inc. is requesting final plat approval and has <br />submitted the following: <br />1. A plat in conformance with the originally approved preliminary <br />plat; <br />2. A certificate <br />improvements. <br />ANALYSIS: <br />of completion for all required subdivision <br />The required improvements have been completed by the developer, and <br />a certificate of completion has been issued by the Public Works <br />Department. A warranty and maintenance agreement and cash escrow <br />agreement have been submitted to cover certain drainage <br />improvements within the existing county road right-of-way. The <br />utility improvements have been warranted separately. The developer <br />has complied with the appropriate requirements to obtain final -plat <br />approval. <br />
