McCoy, AICP 11 <br />W� <br />Senior Planner, Current Development <br />DATE: April 13, 1993 <br />SUBJECT: Karl Hedin's Request for Special Exception Use Approval <br />to Construct a Self -Service Storage Facility <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April 27, 1993. <br />PROPOSED DEVELOPMENT AND LOCATION BACKGROUND: <br />James W. Young & Associates Inc. has submitted an application for <br />_ major site plan and special exception use approval on behalf of <br />Karl Hedin to construct a self-service storage facility. The <br />proposed facility will be located on a 1.23 acre parcel of property <br />just behind the Keith's Oil Can on S.R. 60. The subject site is <br />zoned CL (Limited Commercial), a district which requires special <br />exception use approval for a self-service storage facility. <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and the suitability of the <br />site for that use. The Board may approve, approve with conditions <br />or deny the special exception use and may attach any conditions and <br />safeguards necessary to mitigate impacts and to ensure <br />compatibility of the use with the surrounding area. <br />At its March 25, 1993 meeting, the Planning and Zoning Commission <br />voted unanimously to grant the applicant's request for major site <br />plan approval, contingent upon special exception use approval by <br />the Board of County Commissioners. The Commission also recommended <br />that the Board of County Commissioners approve -the special <br />exception use request. If the Board of County Commissioners <br />approves the special exception use request, then the major site <br />plan approval will automatically become effective. <br />ANALYSIS: <br />1.
