Koerner Request to Amend the Comprehensive - <br />Plan and to Redesignate Approximately .31 acres from M-1 <br />to C/I, and to Rezone from RM -6 to CG (LUDA 92-07-0143) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of May 25, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to amend the Comprehensive Plan and rezone <br />approximately 0.31 acres. The subject property is located at the <br />southeast corner of U.S. Highway #1 and 53rd Street and is owned by <br />Lawrence R. Koerner. <br />The request includes changing the land use designation from M-1, <br />Medium -Density Residential (up to 8 units/acre), to C/I, <br />Commercial/ Industrial Node, and rezoning the property from RM -6, <br />Multiple -Family Residential District (up to 6 units/acre), to CG, <br />General Commercial District. The purpose of this request is to <br />secure the necessary land use designation and zoning to develop the <br />property with commercial uses. <br />On October 22, 1992, the Planning and Zoning Commission voted 4 to <br />1 to recommend the transmittal of -the proposed land use amendment <br />request to the state Department of Community Affairs (DCA) for _ <br />their review. <br />On November 17, 1992, the Board of County Commissioners voted 5 to <br />0 to transmit the proposed land use amendment request to the state <br />DCA for their review. <br />Planning Staff Received DCA's Objections, Recommendations, and <br />Comments (ORC) Report on March 15, 1993. The DCA ORC Report did <br />not contain any objections to the proposed amendment. <br />As with all proposed amendments to the county's comprehensive plan, <br />the Board of County Commissioners is now to decide whether or not <br />to adopt the requested land use designation and zoning. <br />Existing Land Use Pattern <br />The subject property is zoned RM -6, Multiple -Family Residential <br />District, and is vacant, cleared land. To the north of the subject <br />property, the land is zoned CG, General Commercial, and is <br />presently used as a golf course and driving range.
