McCoy, AICP /_W A <br />Senior Planner, Current Development <br />DATE: August 17, 1993 <br />F -a . 05 I <br />BOOK 9O GE <br />SUBJECT: Mark Mosshart's Request for Major Site Plan and Special <br />Exception Approval for a Used Car Dealership to be Known <br />as Alison Auto Brokers <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 24, 1993. <br />DESCRIPTION AND CONDITIONS: <br />EGI Group has submitted an application for major site plan and <br />special exception approval on behalf of Mark Mosshart to construct <br />a used car dealership to be known as Alison Auto Brokers. The <br />property address is 1190 7th Court. This site is located at the <br />southeast corner of the intersection of 12th Street and 7th Court; <br />the site, until recently, contained a single-family home. The <br />house, however, was removed in anticipation of the proposed <br />project. The subject property is zoned CG, a district which <br />requires special -exception use approval for a used car dealership. <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and suitability of the site <br />for that use. The Board may approve, approve with conditions or <br />deny the special exception use. The County may attach any <br />conditions and safeguards necessary to mitigate impacts and to <br />ensure compatibility of the -use with the surrounding area. <br />At its August 12, 1993 meeting, the Planning and Zoning Commission <br />voted unanimously to grant major site plan approval contingent upon <br />Board of County Commissioners approval of the special exception <br />use, and voted to recommend that the Board of County Commissioners <br />approve the special exception use. Included in the Planning and <br />Zoning Commission's action was a recommendation that the Public <br />Works Director reconsider his decision requiring the removal of the <br />project's 12th Street driveway.
