M M <br />r <br />The proposed rezoning from RS -6 to RM -6 would not result in an <br />increase in potential adverse environmental impacts associated with <br />site development. Since multiple -family zoning facilitates the <br />option of clustering development, the proposed zoning may, in fact, <br />cause less stress to this coastal system than the current single- <br />family zoning. <br />Conclusion <br />The requested zoning is compatible with the surrounding area, <br />consistent with the comprehensive plan, and meets all concurrency <br />criteria. The subject property is located in an area deemed <br />suited for low-density, multiple -family residential uses and meets <br />all applicable rezoning criteria. For these reasons, staff <br />supports the request to rezone the subject property from RS -6 to <br />RM -6. <br />Recommendation <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners approve this request to rezone the subject <br />property from RS -6 to RM -6. <br />The Chairman opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. <br />George Collins, Jr., attorney for the applicants, advised that <br />his clients have been property owners of long standing in Indian <br />River County. <br />There being no others who wished to be heard, the Chairman <br />closed the Public Hearing. <br />ON MOTION_by Commissioner Eggert, SECONDED by <br />Commissioner Adams, the Board unanimously adopted <br />Ordinance 93-31, amending the zoning ordinance and <br />the accompanying zoning map from RS -6 to RM -6, for <br />the property generally located on the east side of <br />SR-A1A, north of the Town of Indian River Shores and <br />south of the Grand Harbor Beach Club, as recommended <br />by staff. <br />W <br />BOOK 90 FnUn9?1 <br />
