DESCRIPTION AND CONDITIONS: <br />The Glendale Industrial Park subdivision is a 9 lot subdivision of <br />a ±17 acre parcel of property located in the 800 block of 8th <br />Street. The subject property is south of 8th Street and situated <br />between Old Dixie and the FEC railroad (see attachment #2). The <br />project is, split zoned with a portion being zoned CH (Heavy <br />Commercial) and a portion being zoned IL (Light Industrial). The <br />entire site has a C/I (Commercial/ Industrial) land use designation.* <br />At its regular meeting of March 24, 1988, the Planning and Zoning <br />Commission granted preliminary plat approval for the project. <br />Since that time, all necessary permits have been obtained and all <br />necessary subdivision improvements have been completed, including <br />roads, water and sewer utilities, and drainage facilities. <br />The applicant's agent, Todd Smith, P.E., on behalf of. Glendale <br />Industrial Park, Inc., is now requesting final plat approval and <br />has submitted the following: .11 <br />1. A final plat in conformance with the revised and approved <br />preliminary plat. <br />ANALYSIS: <br />There was a considerable amount of time between the applicant's <br />preliminary plat approval and the applicant's request for final <br />plat approval. During this period, the applicant applied for and <br />received a number of site plan approvals and constructed buildings <br />within the tract of land that constitutes the proposed subdivision. <br />At present, all building sites within the proposed subdivision have <br />been built upon with the exception of one building site. The <br />layout of the existing buildings has required the applicant to <br />modify the originally approved preliminary plat so that the lots <br />conform with the existing structures. As a result, the final plat <br />depicts 9 large lots, while the preliminary plat showed 14 smaller <br />lots. All of the lots comply with county zoning requirements. As <br />required, the applicant has submitted as built plans which document <br />that platting of the project will not create any nonconformities. <br />All subdivision improvements have been constructed by the developer <br />and have been inspected and deemed acceptable by the Public Works <br />and Utilities departments. All subdivision improvements have been <br />privately dedicated with the exception of the utilities, which have <br />been accepted by the Utilities department and warranted separately. <br />Since there are no publicly dedicated improvements with the plat, <br />there are no warranty and maintenance requirements. <br />RECOMMENDATION: <br />Staff recommends -that the Board of County Commissioners grant final <br />plat approval for the Glendale Industrial Park Subdivision. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously granted <br />final plat approval for the Glendale Industrial Park <br />Subdivision, as recommended by staff. <br />7 BOOK 92 FAGE .31 <br />
