R ating AIC <br />Community Develo ent rector <br />THRU: Sasan Rohani, AICD :�P"J? - <br />Chief, Long-Range Planning <br />FROM: John Wachtel/ <br />Senior Planner, Long-Range Planning <br />DATE: March 29, 1994 <br />RE: K & R GROVES, A FLORIDA GENERAL PARTNERSHIP, REQUEST TO <br />AMEND THE COMPREHENSIVE PLAN TO REDESIGNATE APPROXIMATELY <br />8.4 ACRES FROM M-1 TO C/I, AND TO REZONE THAT 8.4 ACRES <br />FROM RM -6 TO CG; AND TO AMEND THE COMPREHENSIVE PLAN TO <br />REDESIGNATE APPROXIMATELY 8.4 ACRES FROM C/I TO L-2, AND <br />TO REZONE THAT 8.4 ACRES FROM IL AND A-1 TO RM -6. <br />PLAN AMENDMENT NUMBER: LURA 93-07-0176 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of April 121 1994. <br />DESCRIPTION AND CONDITIONS <br />This is a request to redesignate approximately 8.4 acres from M-1, <br />Medium -Density Residential -1 (up to 8 units/acre) to C/I, <br />commercial/ industrial node, while simultaneously redesignating 8.4 <br />acres from C/I, commercial/ industrial node, to L-2, Low -Density <br />Residential -2 (up to 6 units/acre). Both tracts are owned by K & <br />R Groves, a Florida general partnership. <br />In contrast to node expansion, this request will not increase the <br />amount of C/I designated land. Rather, this request will slightly <br />reconfigure two adjacent nodes. The proposed amendment will shift <br />8.4 acres from the U.S. #1 Commercial/Industrial Node, C.R. 510 to <br />Hobart Road (77th Street), to the adjacent U.S. #1 and C.R. 510 <br />(North) Commercial/Industrial Node. <br />The property to be redesignated to C/I, commercial/ industrial node, <br />is located at the southeast corner of C.R. 510 and 46th Avenue. <br />This property.. -will be referred to as Subject Property 1. The <br />request includes changing the land use designation of this tract <br />from M-1, Medium -Density Residential -1 (up to 8 units/acre) to C/I, <br />Commercial/ Industrial Node, and rezoning the property from RM -6, <br />Multiple -Family Residential District (up to 6 units/acre) to CG, <br />General Commercial District. <br />The property to be redesignated from C/I, commercial/industrial <br />node, to L-2 is located at the southwest corner of 79th Street and <br />the F.E.C. Railroad Tracks. This property will be referred to as <br />Subject Property 2.
