Special <br />Exception Use and Preliminary PD Plan Approval for a 134 <br />Unit Residential Planned Development <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April 26, 1994. <br />EGI Group, on -behalf of Charles Sullivan, Sr., has submitted an <br />application for P.D. special exception use and preliminary PD plan <br />approval to construct a 134 unit (single family, detached) <br />residential planned development (P.D.). The subject property is <br />located at the- northeast corner of 90th Avenue and 8th Street, is <br />irregularly shaped (see attachment #2), and is split -zoned with the <br />northern portion of the project zoned RM -6 and the southern portion <br />zoned RS -3. <br />The proposed project is to be developed in two phases, with the _ <br />southern portion to be developed first. The site contains a <br />significant area of wetlands which is the reason the applicant has <br />opted for the design flexibility provided via the PD process, to <br />"cluster" development outside of the majority of wetland areas. <br />*PD Review/Approval Process <br />The approval steps in the PD process are as follows: <br />Approval Needed Reviewing Body <br />1. Conceptual Plan/Special Exception PfiZC andgACC <br />2. Preliminary PD/Site Plan 4uC <br />3. Land Development Permits Staff <br />4. Final PD (plat) BCC <br />The Board of County Commissioners is now to act on the concept <br />plan/special exception approval request by approving, approving <br />with conditions, or denying the request.
