REQUEST TO REZONE APPROXIMATELY 7.36 <br />ACRES FROM MED TO OCR (RZON 93-04-0058) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of May 24, 1994. <br />DESCRIPTION ANIS CONDITIONS <br />This is a request to rezone approximately 7.36 acres from MED, <br />Medical District, to OCR, Office, Commercial, Residential District. <br />Located on the north side of 37th Street, approximately 167 feet <br />west of the intersection of 37th Street and Indian River Boulevard, <br />the subject property is owned by Sanctuary Park, Inc. The purpose <br />of the request is to secure the necessary zoning to develop the <br />site with professional office uses. <br />On April 14, 1994, the Planning and Zoning Commission voted 5-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to OCR. <br />Existing Land Use Pattern <br />Consisting of vacant uncleared land, the subject property is zoned <br />MED, Medical District. Properties to the south and west of the <br />subject property are also zoned MED. A partially developed <br />commercial subdivision exists to the west, while a building <br />containing doctors' offices exists to the south, across 37th <br />Street. North and east of the subject property, land is zoned RM - <br />8, Multiple -Family Residential District (up to 8 units/acre). Some <br />of this land is used for Indian River Boulevard.
