and Zoning Commission at its May 12, 1994 meeting. The subject <br />property is located at the southwest corner of Mooring -Line Drive <br />and S.R. A -1-A (see attachment #5) and is zoned CL, Limited <br />Commercial. Shopping centers are permitted uses in the CL zoning <br />district. <br />The subject site is cleared, with the exception of some scattered <br />trees on the site. The developer proposes to build a 46,560 square <br />foot shopping center which will consist of a grocery <br />store/supermarket, a retail area, and a --bank (see attachment #6). <br />Area residents have displayed a great deal of interest and concern <br />regarding the proposed development, and planning staff have <br />coordinated closely with area prdperty owners associations and <br />neighborhood groups regarding this project proposal from its <br />inception. <br />ANALYSIS: <br />1. Size of Site: 5.32 acres or 231,832 sq. ft. <br />2. Zoning Classification: CL, Limited Commercial <br />3. Land -Use Designation: C/I, Commercial/Industrial <br />4. Building Area (for the four proposed buildings): <br />Publix: <br />27,860 <br />sq. <br />ft. <br />Retail: <br />10,700 <br />sq. <br />ft. <br />Retail: <br />5,000 <br />sq. <br />ft. <br />Bank: <br />3,000 <br />sq. <br />ft. <br />Total: <br />46,560 <br />sq. <br />ft. <br />Note: A sit down restaurant has been removed as a proposed <br />use. <br />5. Open Space: <br />Required: 25.0% <br />Provided: 25.2% (creditable) <br />Note: There is a difference between the creditable amount <br />(green area) and overall amount. The difference is the 2.5' <br />overhang area provided at parking spaces. The 2.5' is not <br />creditable towards satisfying the 258 open space requirement. <br />One of the items questioned by residents at the May 12, 1994 <br />Planning and Zoning Commission meeting was the site plan's <br />open space percentage. Because of the questions, the <br />applicant re-examined the open space figure and found that, <br />contrary to previous information and "verification" offered by <br />the applicant, additional open space was required to,meet the <br />25% requirement. <br />The applicant has addressed this concern in the submitted <br />revised plans by reducing required parking area and converting <br />some previously proposed parking area to green area. The <br />reduction in the amount of required parking was achieved <br />through the elimination of a proposed sit-down restaurant. <br />This new open space area is located south of the stand-alone <br />retail building. Staff has requested that the applicant again <br />re -check the green area calculations for this project. Again, <br />the applicant has verified that the revised site plan meets <br />the 25% open space requirement. <br />46 <br />July 12, 1994 <br />
