Kea in ' A P <br /> FROM: Sasan Rohani,AICP, Chief, Long-Range Planning <br /> DATE: October 24,2013 <br /> RE: Grand Harbor North and Others' Request to approve a Small Scale Land Use <br /> Map Amendment to Redesignate ±1.79 acres from L-1 to C/I and <br /> Simultaneously Redesignate ±1.79 acres from C/I to L-1; and Request to <br /> Rezone±439.01 acres from PD to RS-3,RM-3,CG, and CON-2 (2004040046) <br /> It is requested that the following information be given formal consideration by the Board of County <br /> Commissioners at its regular meeting of November 5, 2013. <br /> ,.. <br /> DESCRIPTION AND CONDITIONS <br /> This request is to approve a small scale land use map amendment for two 1.79 acre parcels. <br /> Considered legislative,the proposed land use map amendment involves swapping the C/I land use <br /> designation on one parcel with the L-1 land use designation on another parcel.Besides the land use <br /> amendment, this request involves rezoning ±439.01 acres from PD, Planned Development, to <br /> conventional zoning districts that are similar to the zoning designations that existed prior to approval <br /> of the property's PD zoning. In this case, the rezoning request is considered quasi-judicial and <br /> covers 5 distinct areas that are depicted on attachment 2 of this report.Locations and descriptions of <br /> all subject properties are summarized in the table below. <br /> As shown on the following location map, subject properties 1 and 2 each contain 1.79 acres, and <br /> those properties are the subject of the requested small scale amendment. As proposed, the C/I land <br /> use designation on subject property 2 will be swapped with the L-1 land use designation of subject <br /> property 1. Subject property 2,in conjunction with subject property 4,will then be rezoned from PD <br /> to RS-3, while subject property 1 will be rezoned from PD to CG, General Commercial. <br /> Consisting of 23.58 acres,subject property 3 is currently zoned PD,and the request is to rezone those <br /> 23.58 acres from PD to RM-3,Multiple Family Residential District(up to 3 units/acre).Containing a <br /> combined 319.28 acres,subject properties 4 and 2 are to be rezoned from PD to RS-3,Single-Family <br /> Residential District(up to 3 units/acre). At 94.36 acres,subject property 5 is to be rezoned from PD <br /> to CON-2,Estuarine Wetlands Conservation(up to 1 unit/40 acres).The area proposed for rezoning <br /> to CON-2 was zoned RS-3 and RS-1 prior to being rezoned to PD. <br /> 1 <br /> 150 <br />
