<br />THIS WARRANTY DEED, made they of September, 2018, by Elbert Izquierdo, whose post office
<br />address is 9898 SW 4th Street, Miami, FL 33174, herein called the Grantors, to Indian River County, a political
<br />subdivision of the State of Florida, whose post office address is 1801 27th Street, Vero Beach, FL 32960,
<br />hereinafter called the Grantee:
<br />(Wherever used herein the terms "Grantor" and "Grantee" include all the parties to this instrument and the heirs, legal
<br />representatives and assigns of individuals, and the successors and assigns of corporations)
<br />W I T N E S S E T H: That the Grantors, for and in consideration of the sum of Ten and 00/100 ($10.00) and other
<br />valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises,
<br />releases, conveys and confirms unto the Grantee all that certain land situate in INDIAN RIVER County, State of
<br />Florida, viz.:

<br />All that certain Piece, Parcel or Tract of land situate, lying and being a portion of Tract 1, Section 6,
<br />Township 32 South, Range 39 East, according to the last general Plat of lands of the Indian River Farms
<br />Company as recorded in Plat Book 2, Page 25 of the Public Records of St. Lucie County, Florida, now
<br />lying and being in Indian River County, Florida; said lands being more particularly described as follows,
<br />to wit; Beginning at the Southeast Corner of said Tract 1, thence, bearing North 89 degrees 43 minutes
<br />26 seconds West, a distance of 78.85 feet to a Point; said Point being the Beginning of a Non Tangent
<br />curve Concave Westerly, having a Radius of 2,917.00 feet, a central angle of 06 degrees 44 minutes 44
<br />seconds, a chord length of 343.22 feet bearing North 06 degrees 41 minutes 26 seconds East; thence,
<br />Northerly along the are of said curve, a distance of 343.42 feet to a Point on the North Line of the South
<br />10 Acres of said Tract 1; thence, bearing South 89 degrees 43 minutes 25 seconds East, along said North
<br />Line, a distance of 42.04 feet to the Northeast Corner of the South 10 Acres of said Tract 1; thence,
<br />bearing South 00 degrees 32 minutes 02 seconds West, along the East Line of said Tract 1, a distance of
<br />341.08 feet to the Point of Beginning.
<br />The Grantor here in warrants and avers that Grantor does not reside on the lands conveyed hereby, nor
<br />on contiguous land; nor does any member of Grantor's family dependent upon Grantor for support.
<br />Subject to easements, restrictions and reservations of record and taxes for the year 2018 and thereafter.
<br />TOGETHER, with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
<br />TO HAVE AND TO HOLD, the same in fee simple forever.
<br />AND, the Grantors hereby covenant with said Grantee that the Grantors are lawfully seized of said land in fee simple;
<br />that the Grantors have good right and lawful authority to sell and convey said land, and hereby warrant the title to said
<br />land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all
<br />encumbrances, except taxes accruing subsequent to December 31, 2017.
