BOOK W F,iGL 184 <br />DESCRIPTION AND CONDITIONS <br />The church has a site plan pending for remodeling and new <br />building construction. Twenty five feet of additional right-of- <br />way is needed on the east' side of 27th Avenue (north of 12th <br />Street) for future widening improvements. <br />The additional right-of-way parcel, is 25' wide and 15'wide <br />totaling 8,815 square feet (see sketch attached). The county <br />offered to purchase the right-of-way parcel for $4,407.50 which <br />is $.50 per square foot. <br />The Church Board has agreed to sell the parcel and the Pastor <br />signed the Contract For Sale and Purchase for $4,407.50.This <br />figure appears reasonable based on recent other purchases of <br />residentially zoned properties. <br />In addition the church has agreed by letter to reimburse the <br />county $3,420 for sidewalks and turn the sidewalks over to the <br />county. There are no attorneys or appraisal fees. <br />RECOMMENDATION <br />Staff requests the Board accept the $4,407.50 contract and direct <br />the Chairman to execute the contract on the Board's behalf. <br />� b- <br />Fundinq is available in Traffic Impact Fee Account No. 101-155- <br />541-067.52. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Macht, the Board unanimously (4- <br />0, Commissioner Eggert absent) approved the <br />purchase of 25' of additional right-of-way on <br />the east side of 27th Avenue for $4,407.50, <br />from First Church of the Nazarene, as <br />recommended by staff. <br />CONTRACT ON FILE IN THE <br />OFFICE OF THE CLERK TO THE BOARD <br />14 <br />November 15, 1994 <br />
