Rights or claims of parties in possession not shown by the Public Records. <br />2. Encroachments, overlaps, boundary lines disputes, and other matters which, would be disclosed by an <br />accurate survey and inspection of the premises. <br />31. Easements or claims of easements not shown by the Public Records. <br />4. Taxes or special assessments which are not shown as existing liens by the public records. <br />5. Taxes and assessments for the year 2018 and subsequent years, which are not yet due and payable. <br />6. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the public <br />records or attaching subsequent to the effective. date -hereof but prior to the date the proposed insured <br />acquires for value of record the estate or interest or mortgage thereon covered by this Commitment. <br />7. Rights or claims of parties in possession not shown by the Public Records. <br />8. Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the Title that <br />would be disclosed by an accurate and complete survey of the Land. The term "encroachment" includes <br />encroachments of existing improvements located on the Land onto adjoining land, and encroachments on <br />the Land of existing improvements located on the adjoined land. <br />9. Easements or claims of easements not, shown by the Public Records. <br />10. Taxes or special assessments which are not shown as existing liens by the public records. <br />11. Taxes and assessments for the year 2018 and subsequent years, which are not yet due and payable. <br />12.
