insured under t l'o, 'r annie Viae ct-Ameunit y Holtz Buyer's Program which <br />conform tc- the Condit ionN set forth in the pool purchase Contract. <br />See "THF PROGRAM" for a general description of the Fannie Nae <br />Ccmv*vtuni ty lln-te Buyer's ProgrAN, <br />Pursuant to the requirements of tho Fannie Mae Gaides, as of <br />January 1, 1995, the original principal balances of the <br />Conventional Mortgage Loans to be sold to Fannie Mae may not exceed <br />$207,000 to be eligible for purchase by Fannie Mae. The Series A <br />Mortgage Loans must be Conventional Mortgage Loans with loan -to - <br />value ratios not in excess of 951 (unless authorized as a variance <br />under the Pool Purchase Contract). Conventional Mortgage Loans <br />with loan -to -value ratios exceeding 801 must be insured by a policy <br />of primary mortgage insurance with coverage levels which satisfy <br />the Fannie Mae Guide. The provider of the mortgage insurance must <br />be acceptable to Fannie Mae. <br />Under the Pool Purchase Contract, the 95m loan -to -value <br />limitation for Series A Mortgage Loans will be based upon the lower <br />of (1) the acquisition cost plus rehabilitation cost, if any, of a <br />home, o7 (7) the appraised value of a home after completion of any <br />rehabilitaticn. The maximum combined loan -to -value ratio is also <br />951 where subordinate financing is provided (unless authorized as <br />a variance under the Pool Purchase Contract). The Pool Purchase <br />Contract also provides that, in underwriting Mortgage Loans for the <br />Fannie Mae Cc-nmunity Home Buyer's Program, certain exceptions will <br />be made from the Fannie Mae Guides for down payment requirements <br />for and determining whetht-r a household's income satisfies the <br />requirements for purchase by Fannie Mae. <br />The Pool Purch=ase Contract obligates: the Servicer to service <br />the Series A Mortgage Loans in accordance with the requirements of <br />the Fannie Mae- Guid-!s, and the Pool Purch•:a:aN Contract. <br />Series A Fannie Mae Securities <br />Each Series A Fatuiie Midas Security will represent the entire <br />interest in a specified pool of Conventional Mortgage Loans <br />purrhase+d by Fannie Mae ft the Servicer and identifiers in records <br />maintained by Fannie Mae. The pool purchase Contract requires that <br />each Series A Fannie Has Security be in a uinisan aoount of <br />'21,0,000.
