active military duty, shall bear interert. at a rate in excess of b$ <br />per annum, except in certain limited circumstances. In the opinion <br />of the U.S. Department of Housing and Urban Development, the <br />benefits of such act constitute a forgiveness of the obligation in <br />excess of 6% per annum rather than a forbearance of collection. <br />Fannie Mae has indicated that it will follow the requirements of <br />the SSCRA and forgive interest in excess of 6%, and that it will <br />not require the Servicer to be responsible for paying any <br />deficiency resulting from such forgiveness. However, the Pass - <br />Through Rate on the Fannie Mae Securities would be reduced by the <br />forgiven interest amount. GNMA has indicated that, in the event <br />the SSCRA causes a deficiency in amounts received on the Mortgage <br />Loans backing GNIMA Certificates, the Servicer, and not GNMA, would <br />be responsible for paying such deficiency. There can be no <br />assurance that the Servicer would be willing or able to pay any <br />such deficiency. If any such deficiency is not paid by the <br />Servicer, GNMA will pay such deficiency, to the extent required by <br />its guaranty of the GNMA Certificate. The Authority is unable to <br />determine whether the provisions of the SSCRA will affect the <br />willingness of Participants to originate Mortgage Loans, or the <br />willingness of the Servicer to perform its obligations under the <br />Origination Agreement. <br />THE PROGRAM <br />General Description <br />The Series A Mortgage Loans will be secured by first mortgage <br />liens on Single Family Residences in the Counties. The Single <br />Family Residences may include condominium units or units in a <br />Planned Unit Development ("PUD"), single family attached and <br />detached residences meeting the requirements of FHA, VA, RECD or <br />i.anrie Mae, as applicable, and the GNMA Guide and Fannie Mae Guide, <br />as applicable. Series A Mortgage Loans must be made to persons or <br />families who intend to principally and permanently reside in the <br />Single Family Residences and who are of low, moderate or middle <br />income who qualify for such financing based upon the income limits <br />established from time to time by the Authority. Unless the Single <br />Family Residence is located in a Targeted Area, each person <br />executing the Mortgage must be a First-time Homebuyer. The Maximum <br />Current Annual Family Income for the Counties, which ameyunts may b* <br />redetermined by the Authority frc:m time to time, is asa follows;: <br />
