BOOK b3 F' ur J <br />ANALYSIS: <br />All required improvements necessary to provide access and services <br />to the phase I tract have been constructed, and a certificate of <br />completion has been issued by the Public Works Department. <br />Required improvements necessary to serve the buildings within the <br />tract, as well as a required Jungle Trail buffer, are controlled <br />via the PRD site plan and will be provided on a building -by - <br />building basis. Prior to obtaining *a. Certificate of Occupancy <br />(C.O.) for any building, the required improvements and buffer <br />necessary to serve the building will be constructed by the <br />developer. All of the required improvements in the development <br />will be private, except utilities, which will be dedicated and <br />warranted separately. Since the provision of required internal <br />improvements for individual buildings will be controlled through <br />the PD site plan process, and since the required improvements <br />necessary to provide service to the phase 1 tract have been <br />constructed, the developer has -satisfied all requirements for final <br />plat approval. <br />RECONNENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for Sea Oaks River Villas Phase 1 PRD. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Adams, the Board unanimously (4- <br />0, Commissioner Eggert absent) granted final <br />plat approval for Sea Oaks River Villas Phase <br />I PRD, as recommended by <br />memorandum. <br />8 <br />December 13, 1994 <br />staff in the <br />
