F: <br />"EXHIBIT A" <br />File No. VB26924 <br />A parcel of land for road right-of-way lyingwithin and being a part of the <br />Southeast one-quarter of Northwest one-quarer of Section 26, Township 32 South, <br />Range 39 East, Indian River County, Florida, being more particularly described as <br />follows: <br />Begin at a concrete monument marking the Southeast corner of said Southeast <br />one-quarter of Northwest one-quarter, Section 26: thence run South 89 deg. 39' <br />25" West along the South line of aforementioned Southeast one-quarter of <br />Northwest one-quarter, a distance of 39.60 feet (rec.) to the East line of the <br />Easterly return for 41st Street as shown on D.O.T. right of way plans for State <br />Road No. 5 (AKA U. S. #1); thence North 00 deg. 41' 42" West along said Easterly <br />right of way line, a distance of 40.00 feet (rec.) to a point on a curve, concave <br />to the Northeast, having a central angle of 74 deg. 29' 27" (calc.), a radius of <br />25.00 feet, said curve being subtended by a chord which bears North 53 deg. 05' <br />50" West and a chord distance of 30.26 feet; thence Northwesterly along said arc, <br />a distance of 32.50 feet to a point of tangency; thence continue on said East <br />right of way line of State Road No. 5 (AKA U.S. #1, 120 foot right of way as now <br />established at this point); thence North 15 deg. 51' 05" West, a distance of <br />11.37 feet; thence South 53 deg. 05' 50" East, a distance of 31.84 feet; thence <br />North 89 deg. 39' 25" East, a distance of 41.78 feet to the East line of <br />aforementioned Southeast one-quarter of Northwest one-quarter; thence South 00 <br />deg. 10' 19" East along said East line a distance of 50.00 feet to the Point of <br />Beginning. <br />LESS AND EXCEPT the South 22.5 feet of the foregoing description, it being the <br />North half of that 45 foot wide road made public by the St. Lucie County <br />Commissioners in Book 3, page 70, dated April 3, 1917: <br />Begin at a concrete monument marking the Southeast corner of the Southeast 1/4 of <br />the Northwest 1/4 of Section 26, Township 32 South, Range 39 East, and run South <br />89 deg. 39' 25" West along the South line of the said Southeast 1/4 of the <br />Northwest 1/4, a distance of 39.60 feet to a point; then run North 00 deg 41' <br />42" West a distance of 22.5 feet to a point; then run North 89 deg. 39' 25" East, <br />parallel with the South line a distance of 39.82 feet to a point; then run South <br />00 deg. 10' 19" East a distance of 22.5 feet to the Point of Beginning. <br />0 <br />0 <br />N <br />G") <br />O <br />1.p <br />M <br />Page 2 <br />
