Kea i g, B P <br />Community Developmen Director <br />THROUGH: Stan Boling,3AICP <br />Planning Director <br />FROM: Eric Blades <br />Staff Planner, Current Development <br />DATE: January 9, 1995 <br />SUBJECT: Final Plat Approval & Public Right -of -Way Dock License <br />Agreement for River Boat Club Subdivision <br />SD-90-11-20/IRC #93100175-001 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 17, 1995. <br />DESCRIPTION AND CONDITIONS: <br />River Boat Club is a 20 lot subdivision developed on a 6.79 acre <br />site (resulting density = 2.95 units/acre) located on the northeast <br />corner of U.S. Highway 1 and Durrance Road. The subject site is <br />zoned RM -60 Multi -Family (up to 6 units per acre) and has a land <br />use designation of L-2, Low Density 2 (up to 6 units per acre) . <br />The plat will create 20 lots and will establish 95th Street as a <br />county road (see attachment #3). A portion of 95th Street is <br />currently known as Durrance Road. <br />On September 13, 1990, the Planning and Zoning Commission granted <br />preliminary plat approval for the River Boat Club Subdivision, and <br />a land development permit was subsequently issued. The project's <br />required subdivision improvements have now been constructed, but a <br />small amount of paving work remains to be performed to the <br />satisfaction of county standards. Therefore, the applicant has <br />"bonded -out" to guarantee the satisfactory completion of the <br />remaining work to be performed. Henry Muller, on behalf of River <br />Boat Club Associates Partnership, is now requesting final plat <br />approval, and has submitted the following: <br />1. A plat in conformance with the originally approved preliminary <br />plat and the approved preliminary plat modifications. <br />2. A certificate of completion which certifies that all <br />constructed required subdivision improvements have been <br />completed and are acceptable. <br />3.
