McCoy, AICP�._1 �Y\ <br />Senior Planner, Current Development <br />DATE: January 11, 1995 <br />SUBJECT: GRA Coventry Island Ltd.'s Request for Final Plat <br />Approval for Coventry—Island at Grand Harbor (Plat 16, <br />PD -94-07-06) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 24, 1995. <br />DEVELOPMENT AND LOCATION: <br />Coventry Island is a 35 lot subdivision of an 8.93 acre parcel, <br />which is centrally located within the Grand Harbor project (see <br />attachment #2). The subject property is zoned RM -6, Residential <br />Multi -Family (up to 6 units/acre) and has an M-1, Medium Density 1 <br />(up to 8 units/acre) land use designation. The proposed density <br />for this project is 3.91 units/acre. <br />At its regular meeting of May 26, 1994,, the Planning and Zoning <br />Commission granted preliminary PD plan/plat approval for the <br />proposed development. The owner, Coventry Island Ltd.) is now <br />requesting final plat approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary PD <br />plat. <br />2. A certificate of completion for all required improvements. <br />ANALYSIS: <br />All of the required improvements have been completed by the <br />developer. The Public Works Department and Department of Utility <br />Services have inspected and approved all required improvements. <br />All improvements will be private with the exception of the water <br />and wastewater utilities, which will be publicly dedicated and <br />warranted separately. <br />All applicable requirements regarding final plat approval have been <br />satisfied. <br />JANUARY 24, 1995 6 <br />Au <br />� � r <br />
