ALTA 6-17-06 OWNER'S POLICY (WITH FLORIDA MODIFICATIONS) <br /> Policy No.OP-25-FL1394-8049587 <br /> File No.:49084887 <br /> SCHEDULE B <br /> EXCEPTIONS FROM COVERAGE <br /> Except as provided in Schedule B - Part II, this policy does not insure against loss or damage, and the Company will not <br /> pay costs, attorneys'fees, or expenses that arise by reason of: <br /> 1. Rights or claims of parties in possession not shown by the Public Records. <br /> 2. Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the Title that <br /> would be disclosed by an accurate and complete survey of the Land. The term "encroachment" includes <br /> encroachments of existing improvements located on the Land onto adjoining land, and encroachments on <br /> the Land of existing improvements located on the adjoined land. <br /> 3. Easements or claims of easements not shown by the Public Records. <br /> 4. Taxes or special assessments which are not shown as existing liens by the public records. <br /> 5. Taxes and assessments for the year 2020 and subsequent years, which are not yet due and payable. <br /> 6.
