John Wachtel <br />Senior Planner, Long -Range Planning <br />DATE: February 1, 1995 <br />RE: Edgar and Marguerite Schlitt Request to Rezone <br />Approximately 27 Acres From RS -1 to RM -10 <br />(RZON 94-11-0095) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of February 7, 1995. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 27 acres located on the <br />east side of Indian River Boulevard, north of the Vista Royale <br />Gardens Condominiums. The subject property consists of the 27 acre <br />uplands portion of an undeveloped 43 acre parcel that runs from <br />Indian River Boulevard to the Indian River Lagoon. This request <br />involves rezoning the subject property, presently owned by Edgar L. <br />and Marguerite M. Schlitt, from RS -1, Single -Family Residential <br />District (up to 1 unit/acre) to RM -10, Multiple -Family Residential <br />District (up to 10 units/acre). The applicant intends to sell the <br />subject property to a developer who plans to develop the site with <br />affordable housing for the elderly. <br />On December 8, 1994, the Planning and Zoning Commission voted 6-1 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -10. <br />Existing Land Use Pattern <br />Currently zoned RS -1, the subject property is bordered on the north <br />by an undeveloped wooded parcel that is also zoned RS -1. Abutting <br />the subject property on the south are the RM -10 zoned Vista Royale <br />Gardens Condominiums. Also zoned RM -10, the Citrus Woods <br />Apartments are west of the subject property, across Indian River <br />Boulevard. <br />Land bordering the subject property on the east contains <br />environmentally important wetlands. Although zoned RS -1 in the <br />County Zoning Atlas, environmentally important wetlands are deemed <br />to be zoned Con -2, wetland Conservation District (up to 1 unit/40 <br />acres). <br />FEBRUARY 7, 1995 59 <br />BOOK P'�'4� �� <br />
