Chandler <br />County Administrator <br />DI ISION HEAD CONCURRENCE: <br />obert g,Klep <br />Community Develbpme4Z Director <br />THROUGH: Stan Boling, 4AICP <br />Planning Director <br />FROM: Eric Blad AY <br />Staff Planner, Current Development <br />DATE: February 15, 1995 <br />SUBJECT: Stonebridge, Inc.'s Request for Final Plat Approval for <br />Phase 1 of a Subdivision to the Known as Stonebridge <br />[SD-94-11-09/IRC #94020141-005] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 21, 1995. <br />DESCRIPTION -AND CONDITIONS: <br />Stonebridge is a proposed 39.08 acre, two phase, -single family <br />subdivision located on the south side of 4th Street in the 5300 <br />block. Development of the site (phases 1 and 2) will ultimately <br />create 83 lots, a 2.87 acre wet stormwater management tract, and <br />on-site roadways. The property is zoned RS -3, Residential Single <br />Family ( up to 3 units per acre) and is to be developed at a density <br />of 2.1 units per acre. <br />On February 22, 1994, the Planning and Zoning Commission granted <br />preliminary plat approval for phases 1 and 2 of Stonebridge <br />Subdivision. The approved preliminary plat permits construction of <br />Stonebridge in two phases, 41 lots in Phase 1 and 42 lots in Phase <br />2. The subject phase 1 plat contains the entire 39.08 .acres of the <br />Stonebridge preliminary plat, and will include 41 phase 1 lots, <br />supporting infrastructure improvements for phase 1 (i.e. roadways, <br />stormwater, utilities, etc.) and future phase'2 tracts. The phase <br />2 tracts will be replatted into lots at a future date. A land <br />development permit has been issued for construction of the phase 1 <br />and 2 required improvements. Since construction of required <br />improvements (i.e. roadways, stormwater management, utilities, <br />etc.) has not been completed in phase 1 at this time, the developer <br />is proposing to "bond -out" to guarantee the satisfactory completion <br />of the remaining work to be performed. The phase 1 final plat <br />request was submitted with the following documents: <br />1. A plat in conformance with the originally approved preliminary <br />plat; <br />2. An Engineer's Certified Cost Estimate for completing the <br />remaining required subdivision improvements; <br />8 <br />February 21, 1995 <br />
