<br />Individually and as all of the partners of VERO BEACH PRINTING COMPANY, a
<br />General Partnership under the laws of the State of Florida; hereinafter called the
<br />Grantors, to INDIAN RIVER COUNTY, a political subdivision of the State of Florida,
<br />whose post office address is 1840 25th Street, Vero Beach, FL 32960, hereinafter
<br />called the Grantee:

<br />That said Grantors, for and in consideration of the sum of Ten and no/100
<br />Dollars ($10.00) and other good and valuable considerations to said Grantors in hand
<br />paid by said Grantee, the receipt whereof is hereby acknowledged, hereby grants,
<br />bargains, sells, aliens, remises, releases, conveys and confirms unto the Grantee
<br />and Grantee's heirs, successors and assigns forever, the following described land,
<br />situate, lying and being in Indian River County, Florida, to -wit:
<br />All of Lot 12, and the East 75 feet of Lots 13 and 14, Block 45,
<br />ORIGINAL TOWN OF VERO (now City of Vero Beach), according to the
<br />plat thereof as recorded in Plat Book 2, Page 12, Public Records of St.
<br />Lucie County, Florida; said land now lying and being in Indian River
<br />County, Florida.
<br />Subject to the joint use with others over a strip of land 15 feet In width
<br />on the South 15 feet of said Lot 13; together with a right-of-way In
<br />common with others over the South 15 feet of the West 50 feet of said I.ot
<br />13.

<br />TOGETHER with all the tenements, hereditaments and appurtenances thereto
<br />belonging or in anywiso appertaining.
<br />TO HAVE AND TO HOLD the same in fee simple forever.
<br />AND the Grantors hereby covenant with said Grantee that the Grantors are
<br />lawfully seized of said land in fee simple; that the Grantors have good right and
<br />lawful authority to sell and convey said land; that the Grantors hereby fully warrant
<br />the title to said land and will defend the same against the lawful claims of all persons
<br />whomsoever; and that said land is free of all encumbrances, except taxes accruing
<br />subsequent to December 31, 1990.
<br />Grantors hereby covenant and represent that the real property conveyed
<br />hereby is not and never has been the homestead of any of the Graiipptors, nor is the
<br />same adjacent or contiguous to the homestead of any of the Grantors.
