McCoy, AICP ,::1 ; M <br />Senior Planner, Current Development <br />DATE: February 27, 1995 <br />SUBJECT: C & S Development Corp.'s Request for Final Plat Approval <br />for Rosewind Subdivision [SD-94-08-06/IRC #94050022] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 7, 1995. <br />DESCRIPTION AND CONDITIONS: <br />Rosewind is a 19 lot subdivision of a 9.78 acre parcel of land' <br />located on the south side of 16th Street at 51st Court. The <br />subject property is zoned RS -2, Residential Single Family (up to 2 <br />units per acre) and has a land use designation of L-1, Low Density <br />1 (up to 3 units per acre). The density of the subdivision is 1.94 <br />units per acre. <br />On June 6, 1994, the Planning and Zoning Commission granted. <br />preliminary plat approval for Rosewind Subdivision. The developer, <br />C & S Development Corp., subsequently obtained a land development <br />permit and has completed construction of the required subdivision <br />improvements.
