2.0 EXISTING ROADWAY CONDITIONS <br />The following sections describe the existing conditions associated with the <br />58th Avenue Corridor: <br />2.1 FUNCTIONAL CLASSIFICATION <br />The 58th Avenue corridor between 26th Street and 53rd Street is designated <br />as an arterial roadway. <br />2.2 EXISTING LAND USES <br />Existing land uses located along the corridor consists of the following: <br />47' Street to 49`x' Street: <br />• Agricultural (horse farm) along the west side of the corridor. <br />• Undeveloped parcel along the west side of the corridor <br />• Four (4) single-family residential parcels along the east side of the <br />corridor <br />• Single-family subdivision (currently under construction) along the <br />east side of the corridor. <br />49' Street to 1/4 mile north: <br />• Undeveloped parcel along the west side that has an approved mixed- <br />use subdivision <br />• A single-family Development of Regional Impact (DRI) resides along <br />the east side <br />Please refer to Figure 1 for,an aerial depiction of the existing land uses located <br />along the corridor. <br />Kimley»>Horn 162 <br />
