K66" infj AIC <br />Community Develop ent ector <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad/j�7 <br />Staff Plan er, Current Development <br />DATE: March 15, 1995 <br />SUBJECT: Art Garcia's Request for Final Plat Approval for a <br />Platted Development to be Known as Banyan Court <br />[SD-94-08-07/IRC #94030242-005] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 21, 1995. <br />DESCRIPTION AND CONDITIONS: <br />Banyan Court is a proposed .84 acre multi -family subdivision <br />comprised of 8 fee simple lots. As proposed, the subdivision will <br />"plat -over" an approved site plan for 8 existing multi -family <br />units. The subject site is located on the north side of 16th <br />Street between 6th and 7th Avenues. The property is zoned RM -10, <br />Residential Multi -Family (up to 10 units per acre), and is <br />developed at a density of 9.52 units per acre. <br />The applicant received major site plan approval to construct two <br />single story quadraplexes as rental units on the subject site. All <br />site improvements have been constructed as required by the approved <br />site plan, and certificates of occupancy for the project have been <br />issued.
