4. Most Intense Use with Proposed Zoning District: <br />a. General Industrial (IG): 122,600 square feet of General Industrial <br />b. Heavy Commercial (CH): 317,000 square feet of General Industrial <br />Subtotal: 439,600 Sq. Ft. <br />c. General Commercial (CG): 47,800 square feet of Retail Commercial <br />Transportation <br />As part of the concurrency review process, the applicant submitted a Traffic Impact study. A <br />Traffic Impact Study reports the number of peak hour/peak season/peak direction trips that would <br />be generated by the most intense use of the subject property under the proposed zoning district, <br />and it assigns peak trip data to the County's thoroughfare roadway network within the project's <br />area of influence. That area of influence is defined in section 910.09(4)(b)3 of the County's LDRs <br />as roadway segments that receive eight (8) or more peak season/peak hour/peak direction project <br />trips for two-lane roadways or fifteen (15) or more peak season/peak hour/peak direction, project <br />trips for four -lane (or wider) roadways. <br />For this rezoning request, the county's Traffic Engineering Division reviewed and approved the <br />applicant's traffic impact study. According to the approved traffic impact study, the existing level <br />of service on impacted roadways would not be lowered by the traffic generated by development <br />of 439,600 square feet of general industrial building and 47,800 square feet of retail commercial <br />building on the subject property. <br />Water <br />With the proposed rezoning, the subject property could accommodate up to 439,600 square feet of <br />general industrial building and 47,800 square feet of retail commercial building. Development on <br />the subject property will be served by the North and South County Reverse Osmosis Plants, which <br />currently has sufficient existing and planned capacity to accommodate the additional demand <br />generated by the theoretical maximum general industrial and retail buildings associated with the <br />proposed rezoning. <br />Wastewater <br />County wastewater service is available to the site from the Central Regional Wastewater Treatment <br />Plant, which currently has sufficient existing and planned capacity to accommodate the additional <br />wastewater generated by the 439,600 square feet of general industrial building and 47,800 square <br />feet of retail commercial building <br />Solid Waste <br />Solid waste service includes pick-up by private operators and disposal at the county landfill. A <br />review of the solid waste capacity for the active segment of the county landfill as well as planned <br />expansions of the landfill indicates that the county landfill can accommodate the additional solid <br />waste generated by the site under the proposed rezoning. <br />83 <br />
