On April 27, 1995, the Planning and Zoning Commission voted 4-2 to <br />recommend that the Board of County Commissioners transmit the <br />proposed land use amendment, with the exception of the northeastern <br />tract of Subject Property 4, to the State Department of Community <br />Affairs (DCA) for their review. <br />The Board of County Commissioners is now to decide whether or not <br />the subject land use amendment is to be transmitted to DCA for <br />their review. The Board will consider the associated rezoning <br />request at the final adoption hearing for the land use amendment. <br />Existina Land Use Pattern <br />- Subject Property 1 <br />Subject Property 1 is zoned IL and, except for approximately 1.6 <br />vacant acres in the northwest part of the site, consists of an <br />abandoned citrus grove. Land to the east, across 55th Avenue, is <br />also zoned IL and contains Ron's Island Court Mobile Home Park, a <br />legally established non -conforming use. The John's. Island Club - <br />West Golf Course, abutting the site on the north, as well as the <br />wooded area to the west, are zoned RM -6. South of the western <br />portion of the site, on RM -6 zoned property, is another legally <br />established non -conforming mobile home.park. East of that mobile <br />home park and south of Subject Property 1 is a vacant wooded area. <br />The northern part of that area is zoned IL, while the southern part <br />is zoned CL. <br />- Subject Property 2 <br />Subject Property 2 is zoned A-1. Except for 1 storage, buildinq in <br />the northwest corner, the site consists entirely of abandoned <br />citrus grove. RM -6 zoned land borders the site on all sides except <br />for the west, which is zoned CL. A square shaped parcel containing <br />a single-family house abuts the southeastern portion of Subject <br />Property 2 on two sides. To the south of Subject Property 2, <br />across 82nd Street, are several single-family houses. Currently <br />vacant, land to the west of Subject Property 2 was formerly the <br />site of the Classic Gardens Nursery. Groves border the -site on the <br />north and east. <br />- Subject Property 3 <br />Zoned RM -6, Subject Property 3 -contains a grass lawn and two large <br />oak trees. North of Subject Property 3, across 82nd Street, is <br />Subject Property 2, an abandoned citrus grove in the A-1 zoning <br />district. Land east of Subject -Property 3 is zoned -RM -6 and is <br />developed with single-family houses. Land south and west of <br />Subject Property 3 is zoned CL and is developed with retail uses. <br />- Subject Property 4 <br />Subject Property 4 and properties <br />consist of .citrus groves. Land <br />family house.
