Page 4 of 29 <br />(t) EEM means furniture, fixtures, and equipment. <br />(u) Holman Stadium means the baseball stadium improvements known as Holman <br />Stadium which is a part of the Existing Facilities. <br />(v) Improvements means the improvements to be constructed on the Existing <br />Facilities pursuant to.the Development Agreement. <br />(w) Independent Appraiser is defined in Section 10.07(b), below. <br />(x) Initial Term is defined in Section 2.01, below. <br />(y) Land means the real estate upon which the Facility is located, as described in <br />Exhibit A. <br />(z) Lease Year means a twelve month period commencing on May I of any <br />calendar year of the Tenn hereof and ending on April 30 of the following calendar year; <br />prodded, however, that the First Lease Year shall commence as of the Effective Date and end <br />on the first April 30'h following the Effective Date_ <br />(aa) Liquidated Damages is defined in Section 10.05. <br />tiMain•�.�.n.e <br />C� �nra�dc means the standards jf mand(uVJ -—mrepair, <br />operations maintained by managers of comparable spring training <br />facilities in comparable <br />markets in the State of Florida in accordance with reasonable commercial practices then in <br />use_ The County hereby acknowledges and agrees that the manner in which the Dodgers <br />operated and maintained the Existing Facilities prior to the Effective Date of this agreement <br />was consistent with or exceeded the standards of maintenance, repair, and operations <br />maintained by managers of comparable spring training facilities in comparable markets in the <br />State of Florida <br />(cc) Major Leagueue Baseball means the Office of the Commissioner of Baseball, <br />Major League Baseball Enterprises, Inc., Major League Baseball Properties, Inc_, Major <br />League Baeball Properties Canada Inc, Baseball Television.
