Keati ,-AICP <br />Community Developm nt ector <br />THROUGH:6,Stan Boling, AICP:Xj, 'k <br />Planning Director <br />FROM: Eric Blad&l <br />Staff Planher, Current Development <br />DATE: July 26, 1995 <br />SUBJECT: James & Jane Schwiering's Request for Site Plan and <br />Administrative Permit Approval Extension for Construction <br />of a Dock Prior to Construction of a Single Family <br />Residence [SP-MA-94-09-041/IRC #94060168-001] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 8, 1995. <br />DESCRIPTION AND CONDITIONS: <br />On July 28, 1995, the Planning and Zoning Commission granted <br />administrative permit approval to construct a dock on Lot 21 of the <br />Sandpointe West Subdivision (see attachment #3), a vacant single <br />family lot. The aforementioned request was accompanied by a <br />concurrent request for minor site plan approval. The minor site <br />plan was approved by the Technical Review Committee (TRC) subject <br />to Planning and Zoning Commission approval of the administrative <br />permit use. Upon the Planning and Zoning Commission's approval of <br />the administrative permit, the associated minor site plan was <br />validated. The expiration date of the site plan and administrative <br />permit approvals is July 28, 1995. <br />Prior to the expiration date, the project applicant filed a request <br />to extend the site plan and administrative permit approval <br />expiration date. Pursuant to site plan regulations, the request <br />may now be considered by the Board of County Commissioners. <br />ANALYSIS: <br />Although the LDRs have been amended since the time of project <br />review and approval, the members of the Technical Review Committee <br />(TRC) concur that subsequent amendments as applied to the subject <br />project are not significant enough to require any revisions or <br />redesign of the project. All TRC staff members recently approved <br />the applicant's request for site plan extension. <br />As allowed under provisions of the LDRs, MRMC Construction, Inc., <br />on behalf of James and Jane Schwiering, is requesting a. full one <br />year extension of the site plan approval expiration date. Staff <br />has no objections to the Board granting the request since the <br />previously approved site plan substantially conforms to existing <br />LDR requirements. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners approve the <br />request by James and Jane Schwiering for a one year extension of <br />the conditional site plan approval and administrative permit use <br />approval, with all original site plan approval conditions to remain <br />in effect.
