A TRUE COPY A TRUE COPY <br />CERTIFICATION ON LAST PAGE CER T IFICA T ION ON LAST PAGE <br />J.R. SMITH, CLERK JR, SMITH, CLERK <br />15. SURRENDER AT END OF TERM: At the expiration or termination of the initial <br />term or any renewal term of the Lease Agreement or earlier termination hereof, <br />TENANT shall peaceably and quietly leave, surrender and deliver to LANDLORD the <br />Leased Premises, together with any buildings, improvements, and fixtures, excluding <br />any personal property of TENANT not affixed to the Leased Premises, broom clean, <br />and in thorough repair, good order, and safe condition. TENANT shall remove all of <br />TENANT'S unaffixed personal property from the Leased Premises upon termination. If <br />TENANT fails to remove TENANT'S unaffixed personal property within fifteen (15) days <br />after the date of expiration or earlier termination, such property shall be deemed to have <br />been abandoned without notice to TENANT. LANDLORD may appropriate, sell, store, <br />destroy, or otherwise dispose of any such abandoned property without notice to <br />TENANT and without obligation to account therefor. Further, TENANT shall pay to <br />LANDLORD the cost LANDLORD incurs in removing, selling, storing, destroying, and <br />disposing of such abandoned property in excess of any value recovered for such <br />abandoned property. <br />16. HOLDOVER TENANCY: If the TENANT remains in possession of the Leased <br />Premises after the Lease Agreement expires or terminates for any reason: <br />(a) TENANT will be deemed to be occupying the Leased Premises as a <br />TENANT from month-to-month at the sufferance of the LANDLORD. The TENANT will <br />be subject to all of the provisions of the Lease Agreement, except that, at the <br />LANDLORD'S discretion, the base rent will be at a monthly rate equal to twice the <br />amount of a single monthly installment of fixed rent for the Leased Premises calculated <br />at the then current rate in effect at the time of expiration or termination of the Lease <br />Agreement; and <br />Page 24 of 38 <br />N.\Client Docs\Airport\Attachment B\2016.February.16.ATTACHMENT B.docx <br />
