A TRUE COPY <br />CERTIFICATION ON LAST PAGE A T RUE CCPY <br />J.R. SMITH, CLERK CEP T IFICATION ON LAST PAGE <br />J.R. SIv11TH, CLERK <br />terms and conditions of the Lease Agreement, to a Federal or State Savings and Loan <br />Association, Bank or Trust Company, Insurance Company, Pension Fund or Trust, or <br />similar lending institution authorized and licensed to make leasehold mortgage loans in <br />the State of Florida. If TENANT mortgages the leasehold estate, and if the holder of the <br />mortgage (hereinafter the "Mortgagee"), within forty-five (45) days of its execution, <br />delivers to LANDLORD a true copy of the mortgage and all pertinent documents related <br />thereto, together with written notice specifying the name and address of the Mortgagee <br />and the pertinent recording data with respect to the mortgage, then, as long as any such <br />leasehold mortgage shall remain unsatisfied of record or until written notice of <br />satisfaction is given by the holder to LANDLORD, the following provisions shall apply: <br />(a) Upon serving TENANT with any notice of default pursuant to Paragraph <br />14, LANDLORD shall simultaneously mail or otherwise deliver a copy of the notice of <br />default to the Mortgagee. If TENANT fails to cure the default(s) within the time stated in <br />the notice of default, LANDLORD shall deliver to Mortgagee an additional notice so <br />stating. Mortgagee shall have fifteen (15) days from the date of the additional notice to <br />remedy or cause to have remedied the default(s) listed on the notice of default, and <br />LANDLORD shall accept the remedy by or at the instigation of the Mortgagee as if <br />performed by TENANT. TENANT shall cooperate fully in giving notice to the Mortgagee <br />and otherwise assisting in correcting any default(s). <br />(b) LANDLORD agrees that the name of the Mortgagee may be added to the <br />"Loss Payable Endorsement" of any insurance policies required by the Lease <br />Agreement to be carried by TENANT on condition that the insurance proceeds are to be <br />applied strictly in the manner specified in the Lease Agreement and any mortgage and <br />Page 26 of 38 <br />N:\Client Docs\Airport\Attachment B\2016.February.16.ATTACHMENT B.docx <br />
