If LESSEE does not elect to exercise this option, then: (1) LESSEE will be entitled to <br />participate in the award of the taking only to the extent an award is made for business damages; (2) <br />LESSEE shall promptly restore the remaining portions of the Premises to a condition comparable to <br />the condition of the Premises at the time of such taking; and (3) this LEASE shall continue in full <br />force and effect except that the rent payable hereunder shall be equitably adjusted to take into account <br />the portion or portions of the Premises lost by the taking. <br />Section 14.3. Award. <br />If this LEASE is terminated by reason of a taking, any compensation awarded for such taking <br />of the Premises will be equitably apportioned between the LESSOR and LESSEE to reflect the <br />respective values of the encumbered fee and the leasehold interest. <br />ARTICLE 15 <br />CIVIL RIGHTS AND TITLE VI <br />Section 15.1. General Civil Rights Provisions. <br />LESSEE agrees to comply with pertinent statutes, Executive Orders and such rules as are <br />promulgated to ensure that no person shall, on the grounds of race, creed, color, national origin, sex, <br />age, or disability be excluded from participating in any activity conducted with or benefiting from <br />Federal assistance. If LESSEE transfers any of its obligation to another, the transferee is obligated in <br />the same manner as LESSEE. <br />This provision obligates LESSEE for the period during which the property is owned, used or <br />possessed by LESSEE and the Airport remains obligated to the FAA.
