40 <br />• <br />Precise Land Use Map <br />The Precise Land Use Map (PLUM) is designed to be a general <br />guide to fut»re development in the Gifford area. The PLUM is more <br />specific than the PLUMS prepared for the Winter Beach and Roseland <br />areas of the County and is much more detailed than the County's <br />Comprehensive Plan's land use designations. The Gifford Area PLUM <br />contains the following land use designations: <br />Designation <br />Uses Allowed <br />Residential Density <br />RS -3 <br />Single -Family Res. <br />(up to <br />3 <br />units/acre) <br />RS -6 <br />Single -Family Res. <br />(up to <br />6 <br />units/acre) <br />R-6 <br />Single or Multi-Fam. Res. <br />(up to <br />6 <br />units/acre) <br />RM11-8 <br />Mobile Home Res. District <br />(up to <br />8 <br />units/acre) <br />R-8 <br />Single or Multi-Fam. Res. <br />(up to <br />8 <br />units/acre) <br />R-10 <br />Single or Miilti-Fam. Res. <br />(tip to <br />10 <br />units/acre) <br />R-14 <br />Single or Multi-Fam. Res. <br />(up to <br />14 <br />units/acre) <br />OCR <br />Office Commercial <br />MED <br />Medical -Related Uses <br />CN <br />Neighborhood Commercial <br />CL <br />Limited Commercial <br />CG <br />General Commercial <br />CH <br />Heavy Commercial <br />IL <br />Light Industrial <br />IG <br />General Industrial <br />Most of these land use designations correspond to a specific <br />zoning district in the County's zoning ordinance. In most cases, <br />the existing zoning is consistent with these land use designation. <br />However, the PLUM land use designations were designed to allow for <br />rezoning in the future to accomplish the following objectives: <br />1) Encourage more housing opportunities by designating <br />large areas as R-10 (allowing up to 10 units/acre) even <br />though these areas may be currently zoned agricultural <br />or single-family; <br />2) Encourage offices and neighborhood commercial uses along <br />North Gifford Road in areas now undeveloped but zoned <br />single-family; <br />3) Discourage the establishment of additional bars in the <br />Gifford area by down -zoning the 43rd Street area from CL <br />to CN; <br />4) Minimize conflicts between industrial and residential <br />uses through rezoning properties between existing <br />industrial and residential uses to CH or multiple -family <br />to create land use buffers; <br />5) Encourage development of businesses that will provide <br />additional jobs by providing industrially -zoned land; <br />6) Reduce the opportunity for additional salvage yards in <br />the Gifford area. <br />130 <br />
