THE GIFFORD AREA <br />'..✓ SMALL AREA PLAN AND <br />PRECISE LAND USE MAP <br />PURPOSE <br />Presently the County's Comprehensive Plan designates most of <br />the Gifford Area as Mixed Use District, (MXD). The MXD District <br />provides a land use designation that encompasses a wide variety of <br />land use activities. The MXD Land Use designation has been <br />established for the Gifford area because past patterns of <br />development included a mixture of commercial, industrial, <br />institutional and residential development in close proximity to <br />one another. Gifford area residents have expressed their concern <br />to the County about the past patterns of development that occurred <br />in the area, and future development because the MXD designation <br />permits a wide variety of zoning districts. These people also <br />expressed concern regarding the impact commercial and industrial <br />development has on existing residential areas, and the need for <br />guidance in the development of the community. <br />• <br />In order to address these community concerns the staff has <br />worked with representatives of the Gifford area to develop a Small <br />Area Plan for Gifford. The purpose cf this Small Area Plan is to <br />provide an overview of the Gifford area and establish a Precise <br />Land Use Map (PLUM) to guide future development. The Planning <br />Department first conducted a detailed land use survey. The data <br />collected from the land use survey along with the Comprehensive <br />Plan, provided the basis for preparing the Precise Land Use Map <br />to better reflect the existing pattern of development in the <br />Gifford area. <br />The PLUM is intended to act as a supplement to the <br />Comprehensive Plan and more precisely define the goals and <br />objectives of the County and the residents and landowners of the <br />Gifford area. Upon adoption, the Gifford PLUM will serve as a <br />general guide for future Comprehensive Plan Amendments, rezonings, <br />and development review in the Gifford area. <br />-ft V. 11 <br />- <br />
