Located <br />between US 1 and the FEC railroad tracks, approximately 500 feet <br />north of the south county line, the subject property is owned by <br />Arno Mayer. The purpose of this request is to secure the necessary <br />zoning to build a boat manufacturing plant. <br />On December 14, 1995, the Planning and Zoning Commission voted 6-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to IL. <br />Existing Land Use Pattern <br />The subject property contains one 29,060 square foot metal building <br />and 7 large storage structures with roofs and no walls. The site <br />and land to the north, which is undeveloped, are zoned CH. <br />Abutting the site on the west is the FEC railroad tracks. West of <br />the railroad tracks, a thin strip of CH zoned land separates Old <br />Dixie Highway from the railroad tracks. The northern portion of <br />that strip of land is slightly wider than the southern portion, and <br />accommodates three narrow buildings. <br />West of Old Dixie Highway is the Florida Ridge subdivision of <br />single-family houses. That area is zoned RS -6, Single -Family <br />Residential District (up to 6 units/acre). To the east and south, <br />across US 1, land is also zoned RS -6. This area contains the Vero <br />Shores subdivision of single-family houses and undeveloped land. <br />16 <br />JANUARY 2 1996 <br />
