CONCLUSION <br />The requested zoning is compatible with the surrounding area, <br />consistent with the goals, objectives, and policies of the <br />comprehensive plan, and meets all applicable concurrency criteria. <br />The subject property is located in an area deemed suitable for <br />light industrial uses. The request meets all applicable criteria. <br />For these reasons, staff support the request. <br />RECOMMENDATION <br />Based on the analysis, staff recommends and the Planning and Zoning <br />Commission recommend that the Board of County Commissioners approve <br />this request to rezone the subject property from CH to IL. <br />The Chairman asked if anyone wished to be heard in this <br />matter. There being none, she closed the Public Hearing. <br />MOTION WAS MADE by Commissioner Eggert, SECONDED by <br />Commissioner Macht, to adopt Ordinance 96-01, <br />rezoning approximately 9.7 acres from CH to IL. <br />Under discussion, Commissioner Tippin felt it might be timely <br />to mention that the County would certainly welcome some cooperation <br />when it becomes necessary to get drainage access to resolve the <br />problem of water from County -owned wetlands crossing Old Dixie <br />Highway onto people's property and filling up retention ponds, etc. <br />Public Works Director Jim Davis has said that we might have to <br />go under the railroad tracks to get drainage to the river. <br />Director Keating understood that Director Davis is working on <br />that issue and assured Commissioner Tippin that staff will keep <br />that in mind during the site plan approval process. <br />THE CHAIRMAN CALLED FOR THE QUESTION.
