None of the Non -Trustees Parties shall <br />unreasonably withhold its consent to the Phase 2 (100%) Design Construction <br />Documents Components except to the extent the Phase 2 (100°x6) Design <br />Construction Documents Components are materially inconsistent with the <br />Phase 2 (50%) Design Construction Documents Components. If any of the <br />Non -Trustees Parties requests changes or disapproves of the Phase 2 (100%) <br />Design Construction Documents Components, that Non -Trustees Party shall <br />state its grounds for the requested changes or disapproval reasonably written <br />detail. If the Non -Trustees Parties do not provide written requests for <br />changes or disapproval within such thirty (30) day period, the Phase 2 <br />(100%) Design Construction Documents Components shall be deemed <br />approved. <br />The Architect shall be provided an estimated thirty (30)_ days from <br />receiving its approval of the Phase 2 (100%) Design Construction <br />Documents Components to address/correct any approval comments to <br />the Phase 2 (100%) Design Construction Documents Components. <br />A <br />c. Phase 3 Construction <br />Promptly following the execution of the Construction Contract and the <br />issuance of all required approvals and permits, St. Lucie shall cause the <br />Contractor to commence the Work and to diligently and continuously pursue <br />the Work to Completion. The term "Completion" as used in this Section <br />shall mean the completion of the Work, as evidenced by the issuance of a <br />temporary or final certificate of occupancy or completion, as applicable, and <br />the completion of all "punch -list" items. <br />There shall be no change to the Phase 2 Design Components, except pursuant <br />to an Authorized Change Order. As used in this Agreement, an "Authorized <br />Change Order" shall mean a written instrument initiated and prepared by the <br />Contractor and signed by St. Lucie and the Architect stating their agreement <br />of the following: (i) the agreed change in the Work; and (ii) the extent of the <br />adjustment in the New Improvements Construction Budget, if any. All <br />change orders initiated by the Contractor in excess of $20,000 shall be <br />provided to the Non -Trustees Parties by St. Lucie for review and approval <br />prior to being executed by St. Lucie.
