BEFORE THE BOARD OF COUNTY COMMISSIONERS <br />INDIAN RIVER COUNTY, FLORIDA <br />PETITION TO ESTABLISH THE <br />LP COMMUNITY DEVELOPMENT DISTRICT <br />Petitioner, Ryall Acquisition Group, LLC, a Florida limited liability company authorized <br />to transact business in the state of Florida (hereafter "Petitioner"), hereby petitions the Indian River <br />County Board of County Commissioners pursuant to the "Uniform Community Development <br />District Act of 1980," Chapter 190, Florida Statutes, to establish a community development <br />district (hereafter "District") with respect to the land described herein. In support of this petition, <br />Petitioner states: <br />1. Location and Size. The proposed District is located entirely within Indian River <br />County, Florida. Exhibit 1 depicts the general location of the project. The proposed District <br />covers approximately 502.47 acres of land. The site is generally located south of County Road <br />510185' Street, west of 58d' Avenue, north of State Road 60 and east of 82nd Avenue. The metes <br />and bounds description of the proposed external boundaries of the District is set forth in Exhibit <br />2. <br />2. Excluded Parcels. There is one outparcel located within the external boundaries of <br />the proposed District which is to be excluded from the District. The name and address of the <br />property owner, as well as the legal description, are provided at Exhibit 3. Establishment of the <br />District will have no adverse impact on the excluded parcel. <br />3. Landowner Consent. Petitioner has obtained written consent to establish the <br />District from the owners of one hundred percent (100%) of the real property located within the <br />boundaries of the proposed District, in accordance with Section 190.005, Florida Statutes. <br />1 <br />
