Chairman Adams understood that this statement is different <br />than the statement presented at the P&Z meeting, and Mr. Hollyday <br />stated that was correct. <br />Director Boling advised that on any Planned Development <br />project there is a 25 -ft. setback for houses. That is stated on <br />the plan, but it can be included in the conditions. With regard to <br />Condition #10, the 6 -ft. fence would be put in prior to <br />construction. The only potential problem that he could see at this <br />time is requiring landscaping and buffering on a 5 -ft. strip that <br />is off the project site. That needs to be worked out with the <br />Marbrisa property owners. Director Boling advised that the Board <br />could place a condition that a 5 -ft. strip of landscaping be <br />provided on the Island Club's side of the fence. <br />Stephen Goodale, 131 Passage Island, did not approve of this <br />project in its entirety because it would allow 70 -ft, lots to abut <br />their lots which average 120 feet. He did not believe that was <br />compatible. He noted that the buffered zone is heavily wooded <br />through the 20 -ft. buffered area and was concerned about trees <br />being removed along the drainage ditch. <br />Director Boling explained that we are talking about the <br />southern part, and Mr. Goodale pointed out that the property line <br />could be right in the ditch. <br />Scott McGuire, project engineer, stated that the ditch is not <br />perfectly parallel to the property line. The ditch, which is 100% <br />on Beazer property, would be filled. <br />Chairman Adams asked about the ditch in terms of tree removal, <br />and Mr. McGuire explained that there is no intention to remove <br />trees. <br />Mr. Goodale then pursued the incompatibility of 70 -ft. lots, <br />and Director Boling explained that the site is currently zoned RS -6 <br />(residential single family up to 6 units per acre). If a standard <br />subdivision application were to come in, 70 -ft. lots are allowed <br />and there would be no public hearings and no opportunities for <br />special buffering requirements. He noted that there are 70 -ft. <br />lots in Sea Oaks. <br />David Philpot, chapter chairman for the Treasure Coast Home <br />Builders Association, believed this development would bring a lot <br />of commerce to subcontractors, and he would love to see it. <br />John Ix, resident of Marbrisa, asked if the proposed density <br />is greater than, equal to, or less than the density in Sea Oaks <br />__which is being used as a comparison here.
